Rockhouse Lodge -- Depot Lodge -- Hatfield House

​Your cabin is confirmed with the understanding that each guest in your party will observe and abide by the General Rules & Regulations listed here. In order to ensure the comfort and safety of all guests, loud noise or music is prohibited at any time.

• Minimum Stay: THERE IS A 2-NIGHT MINIMUM STAY ON ALL RESERVATIONS.
  ALL OF OUR UNITS ARE NON SMOKING.  VIOLATORS WILL BE
  REQUIRED TO PAY A $200 CLEAN-UP FEE.  NO EXCEPTIONS.

• Check-in time: is at 3 pm daily, but early/late check-in will be arranged if possible.  PLEASE CHECK WITH US IN ADVANCE.

• Check-out time: is 10 am daily.  Guests wishing to check-out
  then ride the Hatfield~McCoy Trail on the same day may park their vehicle/trailer on our property while riding.

• RESERVATIONS:  Upon making a reservation, a deposit of 1/2 of the rental rate is due Via Credit Card.  

• CLEANING FEE: $20.00 Per Unit

• PERSONAL CHECKS: ARE NOT ACCEPTED.

• CANCELLATIONS:  Once a unit or multiple units have been confirmed, THE UNIT(S) ARE TAKEN OFF THE RENTAL MARKET AND ARE HELD FOR YOU.  In order to receive a refund, the unit(s) must be canceled 30 days prior to your arrival date for a refund minus a $30 cancellation fee.   THERE ARE NO REFUNDS FOR EARLY DEPARTURES.

• WHEN CHECKING OUT: Please broom sweep the unit, wash dirty dishes and leave in the dish strainer, take out all trash, please turn-off lights, heater or AC, LEAVE THE ROOM KEY IN THE ROOM and lock all windows and unit door behind you.  There is a $10 service fee for lost keys.

• FURNISHINGS/SUPPLIES:  Each unit comes equipped with a small kitchen that includes refrigerator, microwave, double bowl sink, coffeemaker, and all cooking utensils to serve a maximum of 4 guests per unit.  WE DO NOT HAVE A STANDARD COOKSTOVE OR METAL POTS AND PANS.

• LINEN/BATH SUPPLIES:  We provide Linen/Blankets, BUT DO NOT PROVIDE TOWELS OR WASHCLOTHES.  An on-site Washer/Dryer for use of Guests is located at each Lodge.

• An on-site: Barbecue Grill and Picnic Tables are available for use of ALL Guests.

• Pressure Washer: for guests at either of our buildings to use to wash their ATV's is setup behind The Depot Lodge (only 8 blocks from Rockhouse Lodge and on your way to or from Rockhouse Trailhead).

• PERMITS TO RIDE:  We are an official Hatfield - McCoy Trail Permit and Retail Vendor and can have your riding permit waiting for you upon arrival. Every person riding the trails must buy a permit, even kids or passengers.

• SECURITY:  The Town of Man provides a 24 Hour Police Patrol and as we enter our 20th year of operation, we have had no problems with theft, but do suggest you bring
  cables, locks, etc., to secure your ATV for peace of mind.

• CAMPFIRE:  Campfires at all facilities the Depot Lodge also has a gas firepit located on the huge deck overlooking the river --- Bring your own 20# tank of propane.

• PETS:  Since most guests will be riding the Trails most of the day, we ask that you LEAVE YOUR PET AT HOME.

• UNDERAGE GUESTS: Guests must be 21 or older to rent and check into a cabin

• CHECK-OUT CLEANING REQUIREMENTS: The cabin should be left in the same general condition as it was in upon guest’s arrival.

ALCOHOLIC BEVERAGES: No alcohol consumption is allowed on the premises by persons under the legal age of twenty-one (21). Should guest or any member of guest’s party be arrested for underage alcohol consumption, this rental agreement will be terminated, and guest will vacate the Rental Property immediately. ILLEGAL DRUG USE IS STRICTLY PROHIBITED. No refunds will be issued to guest if guest is required to vacate the Rental Property prior to guest’s check-out date due to underage alcohol consumption or illegal drug use.

DAMAGES: Guest agrees to follow all check-in and checkout procedures and understands that the property must be left clean and undamaged. All units are inspected prior to arrival. Any damages or problems not reported by the tenant within two hours of arrival will be charged to the tenant. Renters will be held responsible for any damaged or missing items or damage to the premises during their stay. Guest understands that failure to follow the posted check-in and checkout procedures may result in Rockhouse Trails Inc. the right to further bill him/her for additional cleaning or repairs.

OUR UNITS ARE NON -SMOKING: Smoking is permitted outside only. If it is found that any member of the rental party or guest of the rental party has smoked inside the unit, a damage fee of $250.00 will be collected. The entire unit is a Non-Smoking Area.

No gas cans are to be stored in or near the building.
